Florida Real Estate Commission Rules & Requirements

Background checks, post-licensing, sales associate vs. broker distinctions.

Yes. Florida requires all real estate license applicants to submit fingerprints and pass a criminal background check through an FDLE-approved Livescan Service Provider. A criminal record does not automatically disqualify you — FREC reviews each application based on the nature and recency of offenses. Complete fingerprinting early, as results are typically required before FREC issues your authorization to test (ATT).
Verify FDLE fingerprint requirement on Google
After receiving your Florida real estate license, you must complete 45 hours of FREC-approved post-licensing education within your first renewal period (18–24 months). Failure to complete post-licensing by the renewal deadline causes your license to revert to null and void. Cameron Academy offers a 45-hour Sales Associate Post-Licensing Course. Many students bundle it with the pre-license course for maximum savings.
Verify post-licensing requirement on Google
A Florida real estate sales associate is the entry-level license, obtained after completing the 63-hour pre-license course and passing the state exam. Sales associates must work under a supervising broker. A real estate broker requires 24 months of active sales associate experience, completion of a 72-hour Broker Pre-License Course, and passing the Florida broker state exam. Brokers can operate independently and supervise other agents. Cameron Academy offers courses for both licensing levels.

Florida Real Estate Career & Income

Earning potential, career outlook, and activating your license in Florida.

Florida real estate agent income varies widely by market, effort, and specialization. Entry-level agents typically earn $40,000–$60,000 annually, while experienced agents in high-demand markets like Miami, Orlando, Tampa, and the Palm Beaches commonly earn six figures or more. Income sources include sales commissions, referral fees, broker splits, leasing bonuses, and property management retainers. Florida's growing market — fueled by migration, tourism, and commercial development — makes it one of the most attractive states for a real estate career.
Verify Florida agent salary data on Google
For motivated professionals, a Florida real estate career offers exceptional earning potential, flexible scheduling, and the satisfaction of guiding clients through major life decisions. Florida is one of the most active real estate markets in the U.S., with demand driven by population growth, domestic migration, international buyers, and a thriving rental market. The cost of entry is low — completing a 63-hour pre-license course and passing the state exam is all it takes to start. Cameron Academy has over 3,000 five-star reviews from agents who launched and grew their careers through our program.
Verify Florida real estate career outlook on Google
Yes. Once FREC approves your application, your license is issued in inactive status. To legally practice real estate in Florida, you must find a sponsoring broker, have them sign DBPR RE Form 11, and submit it to FREC to activate your license. Your broker provides mentorship, office resources, transaction support, and commission splits. Many Cameron Academy graduates find brokers through the professional networks built during the course.
